Home inspections are usually requested by the buyers to help assure that there are no unexpected or hidden problems with the property they are planning to buy.

Sellers will sometimes have reservations about the home inspection process but generally will find that having a third party inspection will help prevent problems in the future.

   
 


How is a Home Inspection different from an appraisal?
An appraisal is done to determine the value of the home for the lender. Typically an appraiser is only looking at the general condition of the property and not doing a detailed inspection.

As a seller I've already provided a Disclosure Statement about the condition of the property, why should I have a home inspection?

A disclosure reveals only those conditions the seller is aware of . However a seller may not be qualified to judge the condition of all components in the home. A home inspector is usually better at making an unbiased assessment of the home and all its systems.

As a buyer, why should I request a Home Inspection?
A home inspection is primarily to help protect you from unexpected major repairs. A third party inspection allows a trained professional to view the property and provide you with a detailed report on its condition.

As a seller, why should I allow a Home Inspection?

To prevent problems in the future. Many home owners find that home inspections help prevent old problems from haunting them years later.

What if the home inspector finds problem during the inspection?
A home inspection can only reveal existing problems to all parties involved. Usually buyers and sellers work together to resolve problems that come up during an inspection.

   

Buyers should keep in mind that no property is perfect. Expect minor
problems to come up during a home inspection. Get a realistic idea of what
would be involved in resolving any issues that do come up and determine the
best ways to work things out.

Many buyers are requesting home inspections as part of the sale. Sellers
should keep that in mind as they prepare the property to be sold. Try to take
